Look at the whole structure
Monthly payment, loan structure, closing costs, break-even period, expected time in the property, cash-flow objectives and available assets all matter.
Stanley “Stan the Loan Man” La Ferr is a Mortgage Loan Originator and Branch Manager with West Capital Lending, helping homebuyers, homeowners, investors and real estate professionals navigate an increasingly complex mortgage market.
The goal is simple: understand the borrower’s objectives, explain the tradeoffs clearly and evaluate financing structures that fit the individual situation.
Stan’s background spans residential mortgage lending, commercial real estate, finance, telecommunications, business development and executive sales.
Stan began his mortgage career with Wells Fargo Bank after studying finance at California State Polytechnic University. At Wells Fargo, he completed the bank’s Commercial Credit Training Program and received the Loan Officer Action Plan Award, an honor voted on by Branch Managers throughout the Los Angeles market.
His career subsequently expanded into commercial real estate, finance, telecommunications, business development and executive sales, including positions with Cushman Realty Corporation (later acquired by Cushman & Wakefield), The Koll Company, Fieldstone Mortgage, Level 3 Communications and CenturyLink.
Stan later earned his MBA from the USC Marshall School of Business on a full scholarship, where he also served as Class President.
His investment and markets background also includes serving as Team Captain of the winning team in thinkorswim’s High Probability Options Trading Competition in Chicago. Building on many of the same high-probability options strategies used in that competition, Stan later established and managed his own proprietary securities trading account, while also building and managing a real estate investment portfolio. Those experiences added firsthand perspective on market risk, leverage, investment analysis and capital allocation.
Today, he brings that combination of mortgage experience, financial analysis, investment experience, sales experience and business perspective back to residential lending.
A mortgage decision can involve far more than the advertised interest rate. The structure should be evaluated in the context of the borrower’s goals and time horizon.
Monthly payment, loan structure, closing costs, break-even period, expected time in the property, cash-flow objectives and available assets all matter.
Depending on eligibility, that may include conventional, FHA, VA, jumbo, non-QM, bank-statement, DSCR, asset-based or other financing approaches.
The objective is not to force every borrower into the same box. It is to make the choices understandable so the borrower can make an informed decision.
Through RatesOutlook, Stan follows mortgage rates, Treasury yields, Federal Reserve policy, housing activity and economic data affecting borrowers and real estate professionals.
“Good mortgage advice should begin with an honest conversation about the numbers, the goals and the available options.”
Stan the Loan Man
Stan believes being useful sometimes means helping a borrower prepare for the right opportunity rather than forcing a transaction before it makes sense.
Some borrowers may need time to improve credit, build reserves, document income, reposition assets or simply wait for a better financing opportunity. Others are ready to move immediately.
Either way, the approach is the same: be accessible, explain the numbers clearly, present realistic options and help the borrower understand the decision.
